Epoxy Waterproofing — Complete Guide

Epoxy waterproofing uses two-component epoxy resin systems to create a hard, seamless, chemically-resistant, impermeable barrier. Unlike flexible coatings, epoxy is rigid, extremely strong, and highly chemical-resistant — making it ideal for water tanks (potable), industrial floors, chemical / effluent tanks, basements, and areas exposed to abrasion or aggressive chemicals. It also serves as a high-strength grout for cracks, bolts and tile joints.

Indian epoxy systems follow ASTM / EN 1504 standards. Major brands: Dr. Fixit (Pidilite), Fosroc (Nitocote / Nitomortar), Sika (Sikafloor / Sikadur), MYK Laticrete, BASF Master Builders, STP, Asian Paints Apcolite.

What is Epoxy Waterproofing?

Epoxy is a thermosetting polymer formed by mixing an epoxy resin (Part A) with a hardener (Part B). The chemical reaction (curing) produces a tough, rigid, glossy, impermeable solid that bonds strongly to concrete. Key properties:

Types of Epoxy Waterproofing Systems

TypeDescriptionUse
Epoxy CoatingThin protective coat (brush / roller)Water tanks, walls, light duty
Epoxy Self-Levelling Floor2–3 mm self-smoothingIndustrial / clean room floors

Physical Properties

PropertyTypical Value
BaseEpoxy resin + hardener (2K)
Compressive Strength50–100 MPa
Tensile Strength15–40 MPa
Adhesion to Concrete> 2.5 MPa (concrete fails first)
ElongationLow (2–5%) — rigid
Chemical ResistanceExcellent (pH 1–13)
Abrasion ResistanceExcellent
Water PermeabilityNil
Service Tempup to 60–80 °C
Pot Life20–60 min (temp dependent)
Full Cure7 days
Lifespan10–20 years

Application Process

  1. Prepare surface (grind / shot-blast for profile; remove laitance)
  2. Ensure surface is dry & clean
  3. Repair cracks & defects with epoxy mortar / grout
  4. Apply epoxy primer (penetrates & seals)
  5. Mix resin + hardener precisely (correct ratio)
  6. Apply first coat (roller / squeegee / trowel) within pot life
  7. Broadcast quartz sand for anti-skid (floors)
  8. Apply second / top coat
  9. Cure (24 hr foot traffic, 7 days full cure / chemical exposure)
  10. For potable tanks, flush & rinse before use
Surface must be dry: Epoxy is moisture-sensitive during application — trapped moisture causes bubbling / de-bonding. Use moisture-tolerant / water-based epoxy or a moisture barrier primer for slightly damp surfaces. Mix exact ratios — wrong ratio = uncured soft film.

Epoxy excels in chemical resistance & strength but is rigid & UV-sensitive — use it indoors / immersed / for chemicals, not for exposed moving terraces (use PU / acrylic there).

Conclusion

Epoxy waterproofing is the specialist choice where chemical resistance, strength and a hygienic seamless surface are paramount — potable water tanks, industrial & clean-room floors, chemical / effluent tanks and stain-proof tile joints. It is rigid (no crack-bridging) and UV-sensitive (yellows outdoors), so it is for indoor / immersed / chemical applications, not exposed moving terraces. Success depends on dry surfaces, exact mix ratios, proper prep and full curing.

For exposed terraces use acrylic or PU coatings; for water tanks combine epoxy with cementitious + crystalline; for below-grade use bituminous or self-adhesive membranes.
